In this interview, we’re going to meet with Mr. Koen Soenens – a leader whose global expertise and commercial acumen continue to shape the future of industrial investment in Vietnam and beyond.

 

With over 20 years of international experience across more than 30 countries and 4 continents, Koen has built a reputation as a high-impact strategist in business development, marketing, and sales leadership. His ability to translate market potential into real-world results is best illustrated by his record-breaking first year at DEEP C, where he led the team to close 19 manufacturing projects worth nearly $900 million USD—the highest in the company’s 23-year history.

He is currently the General Sales & Marketing Director, DEEP C Industrial Zones and Vice Chair, BeluxCham Vietnam.

Interviewer: If you had just 3–5 lines to describe yourself, what would you want people to remember about you?

I am a hard-working and passionate professional who sets high standards for myself in everything I do. Open-minded and grounded in honesty, I constantly seek growth and self-awareness. What truly inspires me is helping young professionals thrive and reach their full potential.

 

Interviewer:  What sparked your journey into your current industry or profession? Was it by choice, chance, or calling?

My journey began with a deep curiosity about living and working in Vietnam, which is far from the familiarity of Europe and Singapore. I was drawn to stepping out of my comfort zone and proving myself in a new business environment. That leap has become one of the most rewarding decisions of my career.

 

Interviewer: What core values have guided your decisions throughout your career?

Interviewer: Can you describe your area of expertise and your current role in a concise way?

I am the General Sales & Marketing Director at DEEP C Industrial Zones, leading an international team of sales professionals, customer service executives, legal advisors, and marketing specialists. Together, we drive investor acquisition, client success, and brand positioning across our industrial parks in Vietnam.

 

Interviewer: Among your achievements or contributions, which 1–2 do you consider the most meaningful – and why?

Built and leads a high-performing international team of 30+ professionals across sales, customer service, legal advisory, and marketing, driving cross-functional alignment and operational efficiency to support over 160 active clients. Led the acquisition of 100+ new foreign investment projects over the past 5 years, surpassing the previous two decades, achieved despite major global disruptions including COVID-19, economic instability, and trade tensions, by maintaining team focus, market adaptability, and investor trust.

 

Interviewer: What type of problems or challenges do people/companies often come to you for help with?

Companies often turn to me for guidance on navigating the complexities of entering and thriving in the Vietnamese market. Whether it is selecting the right industrial zone, evaluating investment risks, or building cross-cultural relationships, I help investors overcome challenges and set up successful operations. I am also sought after for leadership in driving sales, managing multi-disciplinary teams, and navigating crises like economic instability or trade disruptions.

 

Interviewer: Are there any common misconceptions people have about your industry or your work that you’d like to clarify?

There are a few common misconceptions about my industry and work that might be worth clarifying:

"Industrial zones are just about factories."
Many people view industrial zones solely as places for manufacturing. In reality, they are vibrant ecosystems that support a wide range of businesses, including logistics, tech, and R&D. DEEP C, for instance, offers diverse infrastructure and services for companies across multiple industries, from automotive to renewable energy.

"Setting up in Vietnam is just about cost savings."
While cost efficiency is a major factor, companies often overlook the strategic advantages of being in Vietnam, such as access to growing regional markets, government incentives, and proximity to key manufacturing hubs in Asia. Additionally, the business environment is increasingly dynamic and innovation-driven.

"Sales and marketing in industrial zones is easy: just sell land."
The process is far more complex. It involves understanding the unique needs of each investor, navigating legal and regulatory requirements, coordinating with local and international teams, and fostering long-term relationships. It’s not just about selling land; it’s about offering comprehensive solutions to meet business goals.

"Working with international investors in Vietnam is straightforward."
Cultural and regulatory differences between international investors and local stakeholders can make collaboration challenging. To ensure smooth operations and mutual success, it's essential to bridge these gaps and foster effective communication.

Sustainability & Green Technologies
